Built Strata Subdivisions

A built strata subdivision is the land tenure created for most multi-storey unit developments. The individual lots are mainly defined by the physical position of the building itself. Depending on the wording for the strata, this can be internal faces or external faces of building surface. The plan can be created to cater for the individual requirements of the strata scheme.

After the plan has been created, management statements or by-laws are often created to help govern how the strata is to be looked after. Usually a strata management company is organised to manage the strata complex.

We have in depth knowledge and experience on a full range of strata plans that vary from multi-storey mixed use developments with over 100 lots to 2 lot small residential strata’s.

Stage 1

If you are building a multi-unit development and would like to strata title your development. The first stage is to pass on a copy of the building plans to Perth Licensed Surveys. We can look at any possible issues that could hold up your titles before the project gets off the ground.

The land boundaries should be surveyed and the buildings should be marked out. If these aren’t properly completed by a licensed surveyor in the beginning, this can lead to major issues later on. Any encroachment can lead to delays and possible modification requirements to the building. A strata-plan cannot be approved with an existing encroachment unless the required easements are created to allow for the encroachment. Most times the neighbour is not willing to agree on an easement for the encroachment into their land.

For any development over 5 units a preliminary strata plan is created at the beginning of the project for the purpose of planning approval from council.

Stage 2

During the construction process we complete the surveying required to finalise the strata plan. After all approvals have been received, we eventually lodge this final plan with landgate. This then enables the creation of individual strata titles for each unit.

At PLS we understand the urgency involved in a speedy delivery of the final plan. Council will not sign off the plan until all requirements of the development approval of the project have been met. The plan and survey need to be complete preferably before the development is fully completed. This can be complicated as car-parking and some external building features are usually at the last phase of construction and both these things are important for the final Strata Plan. We communicate with the builder and client to ensure we co-ordinate our survey to finish everything quickly for a titles to be created as quick as possible.
